Tips for Tenants


There’s a lot to think about while looking for a place to rent, so we’ve put together a quick list of suggestions for tenants:

1 – Have a clear idea of what you’re looking for.

You must, of course, know what you want before you begin your search:

  • What region would you like to reside in?
  • Is it better to rent a furnished or unfurnished apartment?
  • What is your financial plan?
  • When will you be moving?
  • For how long do you intend to rent?
  • Only then may you begin looking for a rental home. If you already know these, start looking for a place to rent here.

 

2 – Be aware of the charges

You must be informed of all of the expenditures associated with moving in:

  • What is the monthly rent?
  • What is the deposit amount?
  • What are the costs of working with an agency?
  • What will the cost of gas, electricity, and water be?
  • Are there any additional expenses for renewing the lease, getting references, etc. during or after the tenancy?
  • When looking at a property, be sure you know the answers to each of these questions.

 

3 – Schedule viewings

We virtually always recommend that you examine a home before submitting an application. When going to a viewing, keep the following in mind:

  • Check that everything works, including the showers, lights, and heating.
  • Inquire about the neighbourhood and try to find out if the current tenant has had any problems.
  • Visit the area at various times of the day and be sure to look around the local stores and services.

 

4 – Be aware of what you’re getting

Find out what’s included in the property’s price:

Inquire about the current inventory.

Check to see if particular things are included before you apply.

5 –Prepare all documents ahead of time to ensure a smooth application process.

Organize all of the following documents ahead of time so you may move in as soon as possible:

  • Photo identification is required.
  • Proof of current residence
  • Income Documentation (i.e. payslips, bank statements, letter of employment, etc.)
  • Proof of tenancy eligibility
  • In some situations, a guarantor may be required to guarantee rent, in which case you must submit proof of income as well as proof of identity and address.

6 – Determine who will be in charge of the property.

7 – Make insurance arrangements

The structure is insured by the landlord, however we strongly advise you to insure your personal belongings and other obligations as a tenant.
