Determining the value of your home
The obvious first step is to determine the value of your property in order to set an acceptable rent. You may request a valuation right now by filling out the form below with the details of your property.
Marketing
Following that, we will market your house to potential tenants. Ryan Baker Estate Agents advertise properties on the most prominent property websites, such as Right Move and Zoopla, as well as our own website. We also set up signs on the property and follow up with all potential renters who have registered with us to schedule viewings.
Viewings
Viewings will become more common after marketing has commenced. You can either attend all of the viewings personally or have Ryan Baker Estate Agents do it on your behalf.
Applications for tenancy
When we receive a tenancy application, we will:
- Conduct a thorough credit check.
- Check for Right to Rent and do ID checks.
- Obtain a reference from your landlord or work.
- Ensure that a guarantor is present.
Choosing a Tenant

Tenancy Agreement and Payments
Once you’ve found a tenant, we’ll draught a tenancy agreement for you to sign, collect the renter’s deposit, and register it with a deposit protection scheme.
Property Check In
Finally, we will collect a one-time rent from the tenant and send a copy of:
- EPC for Gas Safety
- Guide to Renting
- a copy of the tenancy contract
- Evidence that their deposit is safe
- Inventory of Real Estate
- The tenant will then move in, and you will be paid the security deposit as well as the first month’s rent.
